True Change is Coming…

I have been very busy for the past several weeks as I am currently working on our second house project in Lipa City which we hope will be done within this month. Watch out for it as we will be selling it at a premium price. The location is very cool and close to nature! That’s the reason I have fewer speaking engagements and coming out with even fewer articles in this blog.

Here’s a preview of our house project which will be available for bidding/selling soon! Our decision to dabble in real estate business is a welcome change. :)

On Buying a House – Invest in Stocks First or Get a Home Loan?

I received this question earlier this morning from a fellow forum member and blog follower (name withheld for security and privacy reasons):

“Hi Burn! I’d like to ask for advice if it’s ok with you. It’s about our plan to have a house of our own. We’re currently renting an apartment for P6,500/mo so we’re considering taking a Pag-ibig housing loan of 2M with a term of 30 years, 8% interest per annum and a monthly amortization of about P17,000. Actually, P17,000 is almost half of our monthly budget already so we’ll be sacrificing a lot, maybe even our monthly 20% allotted for buying stocks..

So do you think it is much better to just put the P17,000 monthly in stocks and just withdraw from it when it reaches 1-2 M? Maybe after 5-10 years given the interest is 10% p.a.? However, the prices of labor and materials might have gone up considerably by then..

I Trade With My Loose Change

If you are an active trader and you happen to read my post on how my stock portfolio looks like, you would say that I’m a very boring investor.

My 3-guard combo stock market strategy is made up of three parts where the biggest part is dedicated to long-term investing. This is where I buy shares from two of my favorite companies: Ayala Land (ALI) and the Philippine Stock Exchange (PSE).

Guess why I chose them for my long-term investing. Cost-averaging for these two companies is like feeding green leafy vegetables for my portfolio’s longevity. 😛

The second biggest part is intended for my medium-term investing which uses the strategic averaging method. For the past few months, I have First Philippine Holdings (FPH), Meralco (MER), and Metro Pacific (MPI) that I buy below prices and continue to buy until target prices are hit.
